With Master Plan for Patna, real estate boom gets more real: more ‘cement’ than ‘sentiment!

Patna : in an expansive mood

Patna: recent reports in the Patna dailies carried news about the formation of “Bihar Metropolitan Committee’ as part of a master plan, involving expansion of the Bihar capital as far as Sonpur and Masaurhi. Bihta too is expected to belong within the metro area. Indications are that even other districts may contribute to the metro once the master plan is finalized. According to reports, a consultancy agency from Gujarat has been hired to advise the government.

As part of a mega-strategy, the master plan also involves towns like Gaya, Muzaffarpur, Darbhanga, Ara, Bihar Sharif, Rajgir and Chhapra. In a related report earlier, we also mentioned the elaborate plans of the Ganga Basin development Authority to develop towns all along the banks such as Patna, Begusarai, Hajipur and Buxar.

Dr Prem Kumar, the minister for urban development will be the chairman of the metropolitan committee, which will include secretary level officials from the construction, finance and other departments which are likely to play indispensable roles in the master plan formulation and implementation.

With all these schemes and plans, the real estate in Bihar and around Patna in particular, is likely to see further boom. But this one may be based more on ‘cement’ than ‘sentiment’ related to Nitish’s electoral triumph. Interestingly, this may turn out to be a very concrete invitation to the Bihari talent outside Bihar and the country – the message seems to be ‘buy properties right away, even if you spend some time debating your comeback’!

    सर – हिन्दी में कमेन्ट के लिये क्षमा प्रार्थी हूँ ! सन 2005 के फरवरी चुनाव में ही जनता दल ( यू) के चुनावी घोषणा पत्र में – ग्रेटर पटना की बात कही गयी थी ! पर् पिछले पांच साल में लगभग पांच शहरी विकास मंत्री बदले गए ! इसकी कई वजह थी – “बिहटा” के किसानो की जमीन दखल करने में कोई कोताही नहीं बाराती गयी ..लेकिन “पुनपुन इलाके ” का फतुहा के तरफ जमीन का कोई दखल नहीं हुआ ! बहुत बातें है – जो खुल कर यहाँ नहीं लिख सकता

    It’s upto you how you are taking anything. In my view it’s good that IIT,institutions & small scale industries are mushrooming in & around Bihta area.

    mai to ye jaan kar khush hu ki hamre patna ke itna najdik greater patna banane jaa raha hai bihta iskeliye sahi jagha hai aur wo patna se kaphi najdik hai is kam ko jaldi hi kiya jai to thik hai

    Bahut achha news hai… waise Dulhin Bazaar ke paas ka bhi koi plan hai kya sarkar ka … I am planning to buy one land near dulhin bazaar in Ularr Village. Is it worth purchasing there …?

    I do not see any major change in Bihar. Nitishjee is repairing only existing road , not making any new road, not attracting any worthwhile major investment. There is no new township even near Patna. Biharis are still doing menial work all over country.. If u want to buy a house in Patna in 20 lakh u cannot.. Don’t think it is a sign of development. it is sign of lack of infrastructure. In lucknow u can buy a house even in 12 _13 lakh, though it is only some distance.Is it possible in patna I am a Bihari but living as tenant in Uttar Pradesh but want to have a my own home even in surrounding Patna. But it is not possible.. Neither think i am a Lalooji supporter.

      sounds great to know though you are not a Laloo supporter but you will certainly agree to the old proverb that “Rome was not built in a day” same goes for Bihar and Nitish Ji.As far as value of real state indicates how important the location is.you are absolutely right that you cant get any house in and arround Patna at mere 12-13 Lacks anyhow if you get for the same amount in Lucknow that will also prove fruitful to you.
